The goal of Pine Ridge Village was to provide housing for upper-classmen and graduate students in an on-campus luxury-style apartment community with a higher level of quality and below the market rental rate of off-campus competitors. In addition, the program required strong integration of student community live/learn elements including individual and group study spaces, as well as common meeting and multipurpose teaching areas.
The community consists of six three-story buildings and a luxury apartment type clubhouse/leasing office integrated into a challenging site with a significant slope and underlying rock. The buildings have a residential character that blends nicely with adjacent housing options and the wooded hillside. The total residential program includes 336 beds divided into 84 four-bedroom apartments. Each unit features a full-size kitchen, living room and washer and dryer. Floor plans were designed to provide a higher percentage of “end” conditions, therefore allowing more units and bedrooms to capture natural light and take advantage of surrounding view opportunities.
Pine Ridge Village reached 100% occupancy on opening day and the rents were set 10% higher than originally projected. This project demonstrates a unique public/private partnership enabling the design team to more affordably implement a higher quality of university housing.
